There were only two of them and the asking prices were $139,900 and $149,900 I was also the selling agent for both of these listings.&lt;br /&gt;&lt;br /&gt;In 2005 there were four homes sold on Bay Drive with asking prices of $74,900 | $125,000 | $139,500 and $139,900&lt;br /&gt;&lt;br /&gt;Why then in 2007 are there three homes on Bay Drive in Rehoboth Bay MHP with asking prices of  $169,000 | $170,000 and $179,500 ???&lt;br /&gt;&lt;br /&gt;What comps did these Realtors use to support these prices? You dream about what you’ll  do with the money. "A week in a coastal-resort vacation home near a white-sand  beach would be nice," you say to yourself. Unfortunately, if you’re like the  majority of us, once your refund comes, it gets spent here and there and, months  later, you wonder what happened to it. Why not do something different this year,  and perhaps make an investment? With a refund of only $700.00, you could enjoy  that white sand beach you’ve dreamed of. In fact, you could even &lt;i&gt;own&lt;/i&gt; a  home by the beach, and enjoy &lt;i&gt;perpetual&lt;/i&gt; resort living. "How can I own  property at the beach for only $700.00," you wonder? A monthly payment on a  home like this may run between $700-$900/month depending on interest rates  (typically in the 8-11% range), with $700.00 down. Older double-wide models  start around $60,000.00.&lt;/p&gt; &lt;p&gt;Since the land the home sits on is technically leased from the community, you  will be required to pay lot rent as well as your loan payment. Waterfront lot  rents may run $500.00-$1250.00 a month, while non-waterfront lots will usually  be less, perhaps as low as $350.00-$650.00 per month. Most communities charge  lot rent on a monthly basis, but some, particularly the Pot Nets Communities,  require that it be paid in advance for the year. Owners can expect lot rent to  go up 3-5% annually. To save a bit in lot rent, you may want to forgo the  waterfront property, and opt instead for something a couple lots back from the  water. The results were included in a report titled "Testing the Waters: A Guide to Water Quality at Vacation Beaches."&lt;br /&gt;Carl Grimm, owner of Bayberry Flowers on Rehoboth Avenue, gave &lt;a href="http://www.bwbeach.com"&gt;Rehoboth Beach&lt;/a&gt;'s water a passing grade.&lt;br /&gt;&lt;br /&gt;"I always go in. It seems fine to me," said Grimm. "The only thing I hear about are the jellyfish."&lt;br /&gt;Overall, NRDC tallied more than 20,000 closings or health warnings at ocean, bay or Great Lakes beaches nationwide, the highest number since the study began 16 years ago. About 8 percent of beach water samples taken nationwide violated health standards in an NRDC survey.&lt;br /&gt;Representatives of the nation's publicly owned wastewater treatment plants cautioned that the 2005 results represent continuing efforts to expand and toughen testing programs, rather than deteriorating water quality.&lt;br /&gt;Unmentioned in the Delaware findings is a permanent warning against swimming in Delaware's Inland Bays because of chronic pollution in &lt;a href="http://www.rehobothbaynews.com"&gt;Rehoboth Bay&lt;/a&gt;, Indian River Bay and Little Assawoman Bay.&lt;br /&gt;&lt;br /&gt;"A day at the beach should not turn into a night in the bathroom, or worse, in the hospital," Nancy Stoner, director of NRDC's Clean Water Project, said in a written statement. Living in Chevy Chase, Maryland, near where Hoyte worked for the U.S. Department of Transportation, the two had been spending weekends and vacations on the sandy beaches of the Maryland and &lt;a href="http://www.coastalmobile.com"&gt;Delaware shores&lt;/a&gt; for years. But they liked friendly little Rehoboth Beach best of all. Just three hours from friends and their daughter in Washington, D.C., it was also reasonably close to Hoyte's two children from a previous marriage.&lt;br /&gt;But finding their retirement house was challenging: Rehoboth Beach itself is only about one square mile, with fewer than 1,500 full-time residents. &lt;a href="http://www.coastalmobile.com"&gt;Housing&lt;/a&gt; costs—as in many beach communities—were sky-high. "Houses were just too expensive, even in the late 1990s," says Hoyte, 65, "or else they were just &lt;a href="http://www.coastalmobile.com"&gt;small cottages&lt;/a&gt;, or they weren't winterized. We decided against buying an existing home. We had retired without a mortgage—that had always been our goal. And we wanted to keep it that way," he says.&lt;br /&gt;Instead, when Hoyte retired in August 1998, the couple decided to build their own retirement home. They didn't waste any time, either. By September they had purchased a lot. By December they had contracted with a builder. And by Memorial Day 1999 they moved in. It's been one long beach season ever since.&lt;br /&gt;The Deckers aren't the only retirees flocking to the area. With a median age of 57, and 38 percent of the population over 65, Rehoboth and the surrounding communities are a retiree's haven. That trend shows no sign of slowing: Delaware expects its 65-plus population to increase 75 percent in the next 25 years.&lt;br /&gt;What makes Rehoboth Beach magical, of course, is the beach. "Walking along in the early morning, it's like having the ocean to yourself," says Sonja, 61. "There are dolphins all summer long, different kinds of birds—it's beautiful. And it means that in the summer we have constant houseguests, which is great."&lt;br /&gt;Why the locals love it&lt;br /&gt;Rehoboth Beach is a bargain &lt;a href="http://www.coastalmobile.com/featured.htm"&gt;Housing in Rehoboth Beach&lt;/a&gt; proper is, admittedly, expensive, but the nearby communities of &lt;a href="http://www.coastalmobile.com/mobile-parks/mariners-cove/mariners-cove.htm"&gt;Long Neck&lt;/a&gt; and Milton are quite reasonable (and they're still only a few miles from the beach). All Delaware residents can take advantage of the state's super-low property taxes; plus, Delaware has no sales tax on goods, food, or entertainment. Social Security and railroad-retirement benefits are exempt from income tax, and taxpayers 60 and older can exclude up to $12,500 of investment and qualified pension income.
