How would you like a 3BR/2BA Townhouse with an extremely large garage for less $$$ than a mobile home?





Here's how... Most of the mobile homes on this website priced under $100,000 are in ground rent communities.


Ground Rent typically cost $6000 a year or more ($500 a month).


If you purchase a $50,000 mobile home and finace it you will probably be paying 20% down ($10,000) and finacing the remainder over 20 years at somewhere around 8%. This comes to about $290 a month.$290 a month + $500 for ground rent each month comes to a total of $790 a month.


If you purchase a $140,000 townhome like the one pictured above you will get a lower interest rate of around 3.5% to 4% and be able to stretch it out over 30 years rather than 20 (lenders like townhomes more than they like mobile homes).


$140,000 for the townhouse with 20% down at 3.5% over 30 years comes to around $550 a month 


There you go... The $140,000 Townhome cost less than the $50,000 mobile home + ground rent. 


When you go to sell it the Townhome should still be worth $140,000 or more if the economy continues to improve. The mobile home however will still only be worth around $50,000. Unfortunately you never get back what you paid in ground rent.
