While there is no such thing as Cheap Waterfront Ground Rent (except for Massey's Landing) There are occasionaly some very low priced newer mobile homes located on the water. Lot 91 West Pintale Drive in Pot Nets Dockside is one of them priced at only $48,000.

I have a Realtor friend who works for RE/MAX in Rehoboth who helped me out on a deal last week and in return I told her I'd help get this mobile home in Colonial East sold.


First off, Colonial East is located just off Coastal Highway, three miles from the Ocean and walking distance to The Midway Movie Theater, the Road House Steak Joint, La Tonalteca authentic Mexican restaurant and a Chinese Buffet. 


The house is a 1978 Singlewide with a nice screened porch, paver patio, storage shed and sold furnished. The house had a new A frame roof installed in 2010.

I
 don't know where to start because there are so many positive things to 
write about Mike Brown, our Real Estate Agent since October, when we 
first drove and floated(on the Cape May/Lewes ferry)   down to Delaware 
from NYC.  We were/are first time home buyers and had no idea how 
daunting a task it can be to make everything fall into place when 
purchasing a home, from the initial viewing, usually of multiple 
properties, to choosing one, going the contract, getting the home 
inspected, obtaining a mortgage and on to the closing.   Mr. Brown has 
been there for us through every step, and I mean that literally.  As 
busy as he clearly is, there was never a phone call not answered or 
immediately returned, never a request for information or an 
accommodation that was denied. He is patient, supportive, and has made 
both my wife and me feel as if making our home purchase come to fruition
 is as much his priority as it is our's.  If you are purchasing a home 
in lovely southern Delaware, do not hesitate to contact Mr. Brown, you 
will not be disappointed.

What to do with all that leftover Turkey from Thanksgiving?


I hate to waste food, especially food that gave its life to fill my belly. I've got at least 5 lbs of turkey meat leftover from Thanksgiving 2011 that I need to find a use for. What better than turn it into something I can easily throw between two pieces of bread or wrap in a tortilla?







Ingredients




3 cups diced leftover turkey


2 celery stalks, diced


1 large onion, diced


2 hard-boiled eggs, diced


3/4 cup low fat mayonnaise


1/2 teaspoon salt


A dash pepper


6 onion buns or large flour tortillas








Directions




In a large bowl, combine the turkey, celery, onion, eggs, mayonnaise, salt and pepper. spread onto buns or tortilla.

With the Dow Jones Industrial
 Average down more than 400 points today, and many market experts 
predicting more volatility ahead, some advisers are recommending their 
clients put some of their cash to another use: To buy that house or 
summer home at the shore.

Potential homebuyers certainly have plenty of incentives: Home prices
 are still way down in many parts of the country, and mortgage rates are
 nearing their all-time lows. Consider: The benchmark 30-year fixed-rate
 mortgage fell 1 basis point this week, to 4.45 percent — just a few 
basis points above the record low hit in October 2010, according to the 
Bankrate.com national survey of large lenders. Freddie Mac, meanwhile, 
reported today that the 30-year fixed-rate mortgage averaged 4.15% for 
the week ended Aug. 18, its lowest reported rate in 50 years.


Another
 reason to act now, say experts: While the recent passage of the debt 
deal is likely to keep mortgage rates low for now, homebuyers could soon
 find themselves with fewer incentives once the details of the debt deal
 are ironed out. Lawmakers have been debating a simpler tax system with 
lower tax rates and fewer tax breaks that could include reducing the 
generous mortgage tax deduction as part of the long-term spending cuts 
that must be agreed on this fall.


Of course, buyers still need significant down payments, stellar 
credit and job security, but if “you’re financially prepared to do so, 
it’s a great time to buy a house,” says Greg McBride, senior financial 
analyst at Bankrate.com. “Affordability is tremendous, and if you’re in a
 position where you have the financial security that others are lacking,
 you’re in a great position to grab a good deal.” Rebecca Hall, a 
financial planner in Reston, Va., said several of her clients have 
decided to buy second homes instead of putting more money in the market.
 “People don’t view real estate as volatile as the market,” says Hall. 
“Housing prices go down, but people aren’t on-line looking at it every 
day,” she says. “You view housing as a much longer term investment so 
it’s a little easier to handle [the volatility].”

Sussex County is getting national attention from Extreme Makeover Home 
Edition (EMHE)! They’ve chosen southern Delaware’s own Schell Brothers 
Construction to build their next home for a deserving family in our 
area. The build will begin August 22, and run through August 29, when 
crowds chant “Move That Bus!” welcoming the family to their new home. 
Last night, Cape Henlopen High School became the scene of an energizing 
pep rally featuring cheerleaders, drum lines, EMHE crazed fans, and some
 of the folks behind the show. But no, Ty Pennington didn’t make an 
appearance. That won’t happen until next week, when on Tuesday, Ty will 
surprise one very lucky family with his famous “Gooooooooood Morning,” 
kicking off the beginning of 4 1/2 days of extreme building. That’s 
right- only 4 1/2 days. With an army of over 7000 volunteers from around
 the community, this promises to be one of the most exciting builds yet.
 Following the pep rally, a benefit concert was offered, with all 
proceeds from tickets going to help the cause. Guest host Telly Leung, 
of the hit show, Glee, was on hand to introduce talent from around the 
area, treating the audience to 4 movements of a ballet, tap and jazz 
dancers,  Broadway singers, piano players, and even a visit from Miss. 
Delaware. After a finale featuring the Blue Moon’s own Pamala Stanley 
singing Ain’t No Mountain High Enough, guests were reminded of the fact 
that although we may face seemingly unsurmountable odds, every one of us
 has the ability to be a hero, by getting involved in a cause where we 
can make a difference. Because of Sussex County’s amazing community, a 
house will be built in 4 1/2 days, and a family that once felt hopeless,

What can we conclude from this data? 




The 2011 economy may be lousy but mobile homes are selling like hot cakes.


Mobile Homes in Rehoboth Beach are selling more often than Mobile Homes in Millsboro and Lewes.




For the first time in three years I am seeing multiple offers on the same house, and a large number of people missing out on the chance to purchase a particular house because it sold a week before to someone who pulled the trigger faster (made the decision to write an offer).


If there is a house you've been watching and really want to buy, you might want to act quickly. The best deals are getting snapped up.
